Sunrise Highway, Freeport, Long Island, NY

size: 225,000 SF

type: Transportation Oriented Design & Mixed-Use

A mixed use Transit Oriented Design (TOD) project containing 25,000 sf of Retail and 224 rental apartment units. Glenn Erikson headed up the Time Equities team and in conjunction with FxFowle Architects won a competitive RFP to develop this site, a portion of which was underneath the Freeport LIRR train station. Construction documents were begun by Meltzer/Mandel and completed by McGinnis & Associates.

The site contained the Meadowbrook Bank Building, which was included in the project design, as well as a series of retail establishiments facing Sunrise Highway that had been demolished just prior to the RFP. Our team’s competition entry, a Transportation Orientated Design (TOD), envisioned a mixed use complex with retail, apartments and live/work units, all with a weather protected entry to the elevated LIRR platform, which proved to be the winning concept. The team completed Design Development documents, but unfortunately the City withheld from the developer the information that substantial amounts of asbestos had been buried on-site, and project financing collapsed due to the additional remediation costs.
